NHC to Develop 2,820 Affordable Housing Units in Machakos

The National Housing Corporation (NHC) has announced plans to develop 2,820 affordable housing units through a Public-Private Partnership (PPP) on 23 acres of its land at Stoni Athi Water Front City in Machakos County. Speaking at an investor conference in Nairobi, Lands, Public Works, Housing, and Urban Development Cabinet Secretary Hon. Alice Wahome emphasized Kenya’s annual housing deficit of 200,000 units, driven by rapid population growth and urbanization. The Kenya National Bureau of Statistics projects the population to rise from 50.8 million in 2022 to 55.8 million by 2028, increasing demand for affordable housing.

Hon. Wahome reaffirmed that housing remains a priority under the Bottom-up Economic Transformation Agenda (BETA) and Vision 2030, urging private investors to seize opportunities within the government’s PPP framework. Housing PS Charles Hinga assured investors of a conducive environment with streamlined approvals, tax incentives, and infrastructure support. NHC Board Chairman Hon. Yusuf Chanzu highlighted the role of private sector collaboration in bridging Kenya’s housing gap, while NHC CEO Qs. David Mathu outlined plans for a mix of affordable and market-rate units in a 25:50:25 ratio for one-, two-, and three-bedroom homes. The contractor will finance, develop, and market the units, handing over the NHC-designated affordable homes upon completion. Mathu also emphasized the project’s commitment to green, sustainable housing.

NHC remains committed to providing quality housing through strategic partnerships, aligning with its mandate under the Housing Act Cap. 117 of the Laws of Kenya.
